Cash buyers can be at an advantage in that the sales transaction can occur much more quickly. There is no waiting for mortgage approval..so it just moves along faster. Depending on the home and the confidence of the seller and market etc., one may be willing to accept a slightly lower price if paid in cash. My broker and I are looking at a property that was just recently listed and is priced on the lower side, making it appear as if it would be a good investment (flip)..I was wondering why it was priced on the low side, and my broker told me it was a trustee sale, and that they had priced it lower to attract cash buying investors..
Distressed home owners who might have a hard time successfully listing their homes, might opt for cash sale as well, but in such a case as this, they would be most likely selling their home for below market value.

Needville is a great place to raise a family! Not only do they have wide open spaces, Needville has a quaint down town which has decent shopping. The town is only minutes away from the Brazos Town Center, which boasts most of the major box stores as well as clothing & smaller specialty shops all in one convenient place. The best thing about Needville is the school system. Needville just built a new high school and has a wonderful 4-H program for the kids, as well as baseball & football teams that consistently do well in their leagues. Country life that is near Sugar Land & the Houston metropolitan area where you can find anything from theater to the symphony, fine arts museums and much more! Cindy, I hope you haven't moved to Needville yet. This child won't succeed in Needville ISD. Children with learning disabilities, AD/HD or behavior disorders, etc. are set up to fail here. They don't help, they don't want to help and do more to harm the child. Save yourself and this child a long struggle, don't move here, or put your child in a private school. This school is not for her. Trust me. Hopefully as Needville grows they will move into the 21st century, but that seems to be a long ways away. ... more
