It may be that some mobile homes are not mortgageable and you need cash to buy the mobile home outright.
Have you spoken to a loan officer?
I know that some mobile homes in my area are considered "personal property", you receive a "bill of sale" not a "deed".

If your agent has used the Arizona Residential Resale Purchase Contract and subsequent Buyer's Inspection Notice & Seller's Response (BINSR), "who" may cancel and "when" is written in both.

The Seller's formal response to the BINSR affords the Buyer 5 days to either: accept the Seller's response and proceed with the sale, OR, cancel the contract with earnest money returned to the Buyer, unless the parties have agreed the Buyer's earnest money is non-refundable.

If the Seller refuses to respond, the lack of response is considered the same as refusal to repair, and again the Buyer (not Seller) may cancel.

Consult with your agent for the timelines applicable to these conditions.

I just was on the site and noticed your question. It's not in Overgaard, but one of Arizona's nicest and largest lakes, White Mountain Lake, is about 45 minutes away. It is a private lake and you can fish, boat, even jet ski on this 300 acre gem. There's also a fishing pier, boat ramp and even a sandy beach.
