From time to time send them a email (anonymous) asking questions see if they answer the email give them 2 times and if not fire them the listing contract says they will use due diligence in finding a buyer. They are NOT working for you! Hire someone who will work for the commission. No reason to pay for something you are not getting. ... more

When you sort the listing in a town, the "Popular" are the listing that have received the most amount of click through to the listing details. It is not an indication that the home is in a better location or updated more. It has created more curiosity.

Best way to calculate the value of your home is:

1. Choose an agent that knows how to do a thorough analysis of the comps - additionally - they should to go out and preview homes which your would be competing with. Then, once the price in narrowed in on - choose the price JUST below the most recent SOLD/Closed comp.

2. I ALSO hire and pay for an independent appraisal. WHY? Ultimately it is the banks appraisal which trumps everything. ALSO - you may put the appraisal out for buyer review to further validate the asking price.

3. Make sure that the Realtor you choose is excellent at marketing your home by using Social Media Syndication, in additional to traditional methods of marketing, this is key to exposinhg your ome to the max number of potential buyers...

Tasha as an agent you should know how to do comps and come up with a good CMA for your clients. This is something you should go over with your broker. It is their job to make sure that you know how to properly perform your duties to your client.
Don't take no as an answer from your broker. Ask your broker for the training that it takes to make you a top performing agent.
