You should call your attorney and talk to him about your options. If renovation were made by property owner in 1985 that required a permit and the property was later bought and sold several times, the Building official has the authority to force the current owner to obtain the permit and satisfy all code requirements. Unfortunatly all previous owners are off the hook and the current owner becomes responsible for compliance. Good Luck, I hope somehow you will find better options than 5000

The absolute best 1st time home-buyer education you can get is by meeting with a mortgage banker in person. A one-on-one session not only allows you to learn all the general information that one can expect to learn at a home-buyer's seminar, but you'll learn things that are specific to you and your financial situation. It is unbelievably valuable for you to have this face-to-face meeting. You can and should have all your paperwork ready so that the mortgage banker can review details pertaining to your situation and go from there. Well unfortunately all grants out there for first time home-buyer have income restrictions. I would suggest a SONYMA loan which can give you downpayment and has slightly more flexibility with income requirements.

I would also suggest to save up money. If you're in a situation were all your combined income just meets your expenses and that's why you can't save money, then you're probably not ready to take on a mortgage. Do your numbers an consider meeting with a Loan Officer and get pre-approved. This meeting will give you a good idea of what monthly payments could be. You also will get to find out more or less what kind of money you need and learn more about SONYMA if its an option or not. I'm always available t'o help if you need someone. Good luck!
