You could be rent controlled, as New York city has rent control and in this case you DO NOT HAVE TO MOVE. You can stay put at your current rent. Contact your local housing dept for more info. If you did agree to move, the owner would have to pay you relocation fees which are aimed at compensating you for your move and the rental increases you will be paying for next few years. In Los Angeles rent controlled tenants are paid 12-25k+ depending on variables to permanently relocate. This is in effect if you have a lease or not because you have been living there and paying, you are a tenant.... more

Conventional guidelines permit your total debts (including the proposed house payment with taxes and insurance) to total about 45% of your gross monthly income. So based on your current debts that totals a house payment of roughly $1000/month. A ballpark estimate of a price range is probably $125,000-$130,000 depending on how much the property taxes and homeowner's insurance are per year.
FHA guidelines permit up to a 55% debt-to-income ratio (although not all LENDERS will go that high). So that would put your max payment about $1575/month. That's a ballpark of maybe $200,000-$210,000.
These are just estimates. The best thing to do is speak to a lender directly and provide some basic income and asset documentation so you can find out an accurate amount regarding your price range.

There are many small towns within half an hour of Keene that have lower taxes. Chesterfield, Marlow, Dublin, Swanzey, Surry, Gilsum, Hinsdale are all desirable and close enough to come to Keene to eat, go to the theatre, gallery or movie. The schools are all extremely good.
