One is the federal tax deduction for mortgage insurance premiums. The other is a tax credit that lets homeowners take up to $500 off their federal income tax for making certain improvements that increase the energy efficiency of their homes.

I have found that the insurance companies have a list of questions before underwriting the policy. Some dogs are unacceptable to the insurance companies. It is unfortunate.

We built a house 20 years ago in Narragansett and have rented to URI students every year. I interview the students myself and URI has sample leases. I have parents cosign the lease and we video tape the house when the kids move in. I tell them it protects both of us, if we have to go to court, there is evidence what the house looked like when they moved in. It has been a great help in paying the mortgage and generaly been a good experience. ... more

I have just the person for you, infact she has all the properties she manages filled for the up coming school year. Call me at 401-788-3715 and I will give you her information. The two best area's for student rentals are Eatward Look & Bonnet Shores. Homes in Eastward look go for a little bit more than the 400 range however Bonnet has good rental properties in the 350 -400 price range. If you want more information on these houses let me know. I would strongly recommend at least 4 bedrooms. Going rate is $500 per bedroom. Look forward to hearing from you. Have a great day.......Bob
