You want colors that will attract a wide range of buyers, so keep it more neutral. Taupes, grays, blue grays are all popular. Add darker tints of the same or similar colors on accent trims. If you want a pop of color, paint the front door a brighter color or add bright flowers in your landscaping beds. Do keep in mind that many (if not most) of the newer HOA communities require HOA Board approval for color changes to the exterior of your home. ... more

The Orchards is in a great location. Near a large community park, near Veterans Elementary School, and is west of I-75. Also located near a lot of shopping. Only problem is that it is located near a major intersection. Traffic could be a concern.

Olde Cypress is a beautiful community to live in. It has a great clubhouse and a wonderful golf course. It is also located only 5 to 10 minutes away from all the schools that your children would go to. Traffic is not a concern here at Olde Cypress. The only downside is that it is a very high end neighborhood, and housing doesn't come cheap there. Also located east of I-75.

Indigo Lakes is a great community as well. It is located next door to Oak Ridge Middle School. Housing is very affordable. The most beautiful of homes are in the back (but are expensive). Only downside is that there is a lot more traffic than most people from out of the area think. However, I haven't heard of anything major out of Indigo recently. Located east of I-75.

Finally, Wilshire Lakes is pretty much very similar to Orchards. Only major difference is that instead of it being near a major intersection, it is located along the side of I-75. Traffic noise may be an issue. It is west of I-75.

Hope this helps, and I would be happy to assist you in your house hunt.

It's ok. The strongest asset is the location, beautiful Park Shore neighborhood, 1 mile from the sand. It's a dated property, but the maintenance staff work hard to keep it up. The management, however, is extremely unprofessional and even hostile at times. This is a major downside. Unfortunately, the board is made up of mostly seasonal residents and doesn't really take the time to address/change the management issues.

Most of the residents and renters are friendly, but it gets quite loud during season. Because the buildings are old, there's no sound proofing. Plumbing and roof leaks are also problems in several of the buildings (but not all of them). I strongly recommend you thoroughly research the building and unit you're interested in before making any kind of offer. It used to be very reasonable to buy here, but that's changing with the market upswing and some units are selling above value. We lucked out with our unit, but will likely purchase a house sooner than we planned because the management is the pits.

If you are trying to figure this out, it might be best to just call and find out. Then you can get specifics about the systems, and then you can know what kind of shape they are in. And if you are wanting to have a well, you could ask if you are allowed to install a well, even if it is a public system. My sister has a well, and I've noticed that her water tastes much better, and I've been thinking about getting a well so I can have this, so it might be something for you to look into! ... more

Gus -

I do not believe 5-A is for sale. At least it is not in the Multiple Listing Service as actively for sale. I could certainly find out if the owners are willing to sell.

Have you seen 5-J which is another 3/3 unit in the Madrid, currently for sale?

I have sold two units in the building this year so I am very familiar with the building and the manager. If there is anything I can do to help, please don't hesitate to call or e-mail me.

Hi Donaldcan

I have been involved with both sales and also rentals at Sherwood. Prices are attractive for buyers looking in Naples for units with garages (some are attached, some detached). Seasonal rentals are strong -- as are annual rentals. It is an ungated, fairly small community and for amenities, as you enter the Clubhouse, pool and tennis courts are to your left. They do allow pets with a limit of 2 weighing up to 25 pounds each. The community is located in close proximity to supermarkets, restaurants, starbucks, drugstores, banks, etc., about 5 miles to Olde Naples, beaches, shops, dining, and easy access only minutes away onto I-75 interstate.

The one currently for sale on Valerie Way may be a short sale depending on offer price. If you are an investor, there's an annual tenant who moved in Aug 24, 2012. Some near the end of Valerie Way back up to I-75.

Please don't hesitate to contact me if I can be of help on this one or to help you find others to meet your needs. Thanks and have a great day.

Best regards
