Hi, Mike! I'm surprised no one has answered your question yet as there are plenty of neighborhoods great for kids. Off the top of my head, I can already think of a few.

One neighborhood is called Napoli, and its off of Davis Blvd. Its great for kids because it has a pool, a playground and even a fitness center for mom and dad.

Another neighborhood with lots of young families is The Enclave, also off of Davis Blvd. It has a playground and lots of kids so your kid will have no trouble making friends, and the school bus pulls right up to the gate.

The costs are negotiable, it depends on how your contract is written.

That being said, in some counties it is traditional for buyers to pay the title work, in others the seller traditionally pays it (exception being the buyer's lender title insurance & related endorsements, which is typically paid by the buyer).

Doc stamps on the transfer of title are traditionally paid for by the seller -- however, on bank owned sales they often specify that buyer will pay the doc stamps.

If a buyer is getting a mortgage, there will be doc stamps and intangible taxes on the note and mortgage, which are considered a buyer expense.

If your real estate agent is using the FAR-BAR contract form, these expenses are addressed in the contract.

Congratulations on purchasing your house at the right time! It's great to be in a position to take advantage of those gains.

Purchasing a house contingent on the sale of another is a greater challenge these days because inventory is very low and sales have been so strong in Naples. So sellers may be less likely to agree to such a contingency these days, though it's a possibility. If a seller is also moving, a delayed closing may be mutually beneficial.

You may also want to pursue other options that could be available to you. For example, you may want to consider doing a 1031 Exchange to defer taxes on gains from your sale and rolling it over into a new home. There are also financing opportunities that assist buyers who haven't yet sold their other house yet. I can assist you with what works best for you and connect you with others as needed.

Minimally we can begin the search for homes for you. In the event you find a new home you want to purchase, I can also help with suggestions for what will help sell your current house in the shortest time for the most money.

When are you looking to move? Do you have a home to sell first? Have you been pre-qualified yet? I would advise you to talk to someone in your area possibly first and then contact a Naples Realtor. You have a lot of decisions to think about. Are you moving because of a relocation? Have you ever been to Naples before? Naples is a very large county and with children there is a lot to consider as well.

I just sold one and it was easy and closed in less than 60 days.
