Hi, Mike! I'm surprised no one has answered your question yet as there are plenty of neighborhoods great for kids. Off the top of my head, I can already think of a few.

One neighborhood is called Napoli, and its off of Davis Blvd. Its great for kids because it has a pool, a playground and even a fitness center for mom and dad.

Another neighborhood with lots of young families is The Enclave, also off of Davis Blvd. It has a playground and lots of kids so your kid will have no trouble making friends, and the school bus pulls right up to the gate.

Send me a message and I'll give you a free tour. I hope you find someone to show you around and get you acquainted with this beautiful city.

Diane Christner answered:
The costs are negotiable, it depends on how your contract is written.

That being said, in some counties it is traditional for buyers to pay the title work, in others the seller traditionally pays it (exception being the buyer's lender title insurance & related endorsements, which is typically paid by the buyer).

Doc stamps on the transfer of title are traditionally paid for by the seller -- however, on bank owned sales they often specify that buyer will pay the doc stamps.

If a buyer is getting a mortgage, there will be doc stamps and intangible taxes on the note and mortgage, which are considered a buyer expense.

If your real estate agent is using the FAR-BAR contract form, these expenses are addressed in the contract.

Hi Ashley

Congratulations on purchasing your house at the right time! It's great to be in a position to take advantage of those gains.

Purchasing a house contingent on the sale of another is a greater challenge these days because inventory is very low and sales have been so strong in Naples. So sellers may be less likely to agree to such a contingency these days, though it's a possibility. If a seller is also moving, a delayed closing may be mutually beneficial.

You may also want to pursue other options that could be available to you. For example, you may want to consider doing a 1031 Exchange to defer taxes on gains from your sale and rolling it over into a new home. There are also financing opportunities that assist buyers who haven't yet sold their other house yet. I can assist you with what works best for you and connect you with others as needed.

Minimally we can begin the search for homes for you. In the event you find a new home you want to purchase, I can also help with suggestions for what will help sell your current house in the shortest time for the most money.

Feel free to contact me to talk together more.

Best regards
Nancy Jaynes

Lease terms are normally for one year. Any lease short of that would be considered a seasonal rental. I would need to have your phone number and email address to give you specific information. We will also need to know the type of dog you have. The website below will be helpful in seeing the properties available.

Christine Watts answered:
When are you looking to move? Do you have a home to sell first? Have you been pre-qualified yet? I would advise you to talk to someone in your area possibly first and then contact a Naples Realtor. You have a lot of decisions to think about. Are you moving because of a relocation? Have you ever been to Naples before? Naples is a very large county and with children there is a lot to consider as well.
Good luck to you,
Christine Watts

It all depends upon the home--each is individual. Short sales can be a great way to get a good deal on a home-- do not be afraid of them! I just sold one and it was easy and closed in less than 60 days. The banks are keeping very close to their asking price so w/o looking at what home you are looking at --a cash price on todays market would probably be best to put in at $155K. unless the home has been under contract before and the listing says BANK APPROVED PRICE--then you know the price is $159K NO MATTER what. ... more

The use of your property is dictated by zoning laws and the permitting process in Collier County is exacting. Your Real Estate agent can tell you the areas that are less restricted like Golden Gate Estates or other areas outside the RMF and HOA areas that are restricted by community and zoning rules. Your agent can search for listings that have a tennis court or where there are similar features of nearby properties. Look for an area expert and search the Naples area MLS on our website so see what properties are available in the areas in which you have narrowed down your search. ... more

Your search has turned up some properties that are bank owned or foreclosed and preferential treatment is given to owner occupants. You may wish to note if the property is not a typical resale and will have bank restrictions, contingencies or clauses that favor the bank. Your agent and Real Estate attorney can help with the process if you are considering distressed properties. One Real Estate Attorney we work with is having a free workshop this week where we can bring customers. If you wish to look at all Naples Real Estate you can search the Naples MLS on our website But when you are ready to really search, please talk to a Naples Area REALTOR that is a Naples Real Estate Expert that can assist you through the process. ... more
