If you rent the unit out and make an extra $200/month in positive cash flow then you are in good shape. In addition, on an investment property (which this would be), the assessments become tax deductible and you can depreciate the property on your tax return. In the end you will experience more than a $200/month benefit.

Talk to a realtor that understands what working with investment property entails.

Generally speaking, home values are up in Naperville approximately 5-10% from 6 years ago, but that vary's quite a bit depending on where specifically your house is at.. what subdivision etc. I've lived in and around Naperville for the past 40 years and my advice to you would be to get an in home market evaluation (similar to an appraisal).. let me know if I can help! ... more

The benefits is I have a company that will allow you to rent then purchase. They ask you to search for homes currently on the market for sale, select a home you like, they put in an offer as long as they can have a year lease from you. If that does not suit your needs, ofcourse a straight purchase as always an option. As for a two month lease in Naperville those are very difficult to find as many tenants lease throughout the school year, typically starting before or after the school year begins or ends.

Bottom line is...our market has rebounded to the point that "flipping" isn't terribly profitable. Buy/rehab/rent will work...but, if you're looking to flip. There are better opportunities out there.

As you already know this home does not have a basement which is reflected in the asking price . In the midwest a basement is common as it provides extra living space and protection from storms and tornados.

To save money and offer a large home for a better price so builders eliminated basements or made basements an option. A great agent will point out the pros and cons for you about having a basement.

The biggest PRO is resale. When buying a home you must consider the future resale.

If you want a basement I would wait and have your agent look for a home with a basement as it adds so much value.

If you were in the south or west a basement is not the norm or in some cases not a possibilty it is ok. If you are in attached housing like a townhome you will often find they do not have basements to keep the costs down.

As long as the majority of the homes in the neighborhood do not have a basement and that is the standard of the area then it would be considered ok to invest in as long as you realize the majority of homes in the MIdwest consider a basement the norm.

If you prefer to have an experienced agent handling showings and tenant screenings, then you should find a local agent. A knowledgeable agent can help you price the rental to the market and post it to multiple websites. I get many calls on rentals I list and the MLS feeds to and to name two sites.
