Upgrades done right always make your home stand out. The first and most important thing to remember is a clean house with fresh paint and new carpet or hardwood is a great start. Making sure everything is pristine is more important than Granite. If your appliances need updating that is a wise investment. There are many counter tops that are as nice of look as granite. Remember to not make the mistake of putting on granite on old out of date cabinets. Many people move when their needs change and if the are close to family and friends like to stay in the area. I frequently have clients from South Naperville move to be closer to the city of Naperville to walk to train and shopping and dining. There are some unknowns with regards to price range and market time. Given the cabinets are original & over 15 years old, putting granite in the kitchen is not the best idea. I've seen this in many homes & it really doesn't look right. It looks like a quick fix, but doesn't help sell the home any faster. I would focus on the positives of the home & price it right for the current features. Make sure the home is clean, decluttered & staged.... more
Hobson West is a desirable area due to his location close to downtown, mature trees and many remodeled homes. There is a new company that helps renters purchase a home. I have completed two so far. It allows renters (who they approve via their qualifications) to view homes for sale, the company purchases the home and the new tenant moves in. It is a win win for the seller and the tenant who is potential the future buyer/owner. The 5.0 version contract does spell this out exactly including a set number of days for inspection requests and resolution of issues.....requests must be made in 5 days and resolution must be acheived in 10 days. Of course, the contract and its terms can be modified, negotiated and/or extended by mutual agreement, but the contract does provide a very specific timeframe as a starting point. If you are past this period and in "limbo" either side can cancel the contract (or continue negotiating) or set a deadline by which they will do so. The answer to all contractual issues is: read the contract, it's in there, and if not or not clear, ask your attorney.

This is a great question to ask. The list varies month to month. The list also includes REO agents who sell only foreclosures in mass quantities.
I will be happy to provide you with the list of agents if you contact me. If you personally, are looking for an agent you want to have a list if your needs ready and interview three agents. Start with the phone or meet at the agents office. First make sure THEY ARE FULL TIME. If possible listen to their voicemail, email and text to see how quickly they respond. Of course if they are with a client allow up to 3 hours as an agent does not answer a phone when in front of a client.
The list should include your needs and how they agent will meet your needs. Will the agent be contacting you directly or will their assistant be contacting you? DO they use an 800# or do they personally talk to the agents showing your home. If you are selling how much time and money will they devote to your personal listing? Are they relocation certified? How large is their company and do they have national and international backing? How long can I expect my house to be on the market? What do you do that sets you apart from the rest?
As for the top three agents in the Naperville area I would take out the agents who sell primarily foreclosures, then I would ask for the top 20% agents as they usually do 80% of the business. This should be single agents, not teams as some top agents are a group all under one agents name so it needs to be accurate.
