We do get quite a few calls here at Coldwell Banker Brokers of the Valley asking about Lake Berryessa properties because the prices are so good compared to Napa.

Lake Berryessa will one day be a wonderful place to live. Right now they have both water and sewer issues that need to be resolved.

Lake Berryessa is quite ways from Napa or Winters where you would find grocery stores and regulars shops. If you are price shopping, Fairfield and Vacaville has affordable homes with better property taxes than Napa County.

According to this site, American Canyon's "crime index" is in the low 200s, compared to the national average of 319.1. In addition, our unemployment rate as of August 2012 was 7.5%. Our local newspaper (http://www.timesheraldonline.com) recently reported that our unemployment rate went up slightly this year to 9.4% as of June 2013; however, the overall unemployment rate for our county (Napa County) is at 5.8%, compared to the national average of 7.8%.

My husband and I bought our home in American Canyon last August, and we LOVE it! The city is well-maintained, and the community members are friendly. Hope this information helps!

A good idea to rent before you buy. I suggest you contact our property management Co. Crown Realty Property Management at 707-255-0880. Although the rental market is pretty competitive right now, $2,000.00 will cover a nice house in a good area. I don't think you will have to pay that much for a two bedroom. I suggest either Browns Valley, Alta heights, or someplace in Old Town. Rent for a while get used to Napa and when the time is right, contact me and I will help you find something. I live on La Homa Drive in Napa. We have two new beautiful homes next door,selling for 549,000. They are landscaped only in front yard. Also across the street there is amost quarter acre for sale with fixer up house. Nice neighborhood. It is selling for 219,000. Can be subdivided to build house. In Napa they make auto parts. In Sonoma they make wine. Just kidding. That was an old saying I learned from a very good friend of mine who owns a winery in Sonoma. Both are very beautiful. Sonoma is a little more coastal and Napa a little more arid but both are very beautiful. If I was ever going to leave San Diego though I'd have to choose Sonoma. According to the January 13, 2009 Napa Valley Register:

"The total number of cases filed with the (Napa County) court annually has increased by 18.9 percent since 2001. Today there are approximately 32,860 cases filed with the court every year. Over the past seven years, the largest percent increases in civil case filings have occurred in the areas of family law (33.5 percent), juvenile delinquency (30 percent) and general civil (384 percent).

The alarmingly large increase in general civil cases is attributable to the current economy. This category of cases included breach of contract, collection and civil harassment cases. The biggest reduction in case filings came in the area of personal injury cases (24.4 percent). On the criminal side, the largest increase in filings was in felony cases (70 percent)."

The Register, however, did not cite how many cases were felony filings. To learn more about the number of felony cases filed and the conviction rate, you wlll need to contact the Superior Court offices in Napa. They may have statistics available for your review.
