If you're a sophisticated buyer or seller, there are some possible benefits to using the same Realtor to represent both sides such as streamlining. Yes...if your loan officer has scheduled it properly. Talk with them...but here is how the timing will be:

If you are scheduled to sign your loan documents on Wednesday, we are going to assume that you have already signed your Closing Disclosure (CD) or TRID document or "Know Before You Owe" information.

Once signed, the loan documents will be sent back to the lender by the title company. Title company will let your lender know that the funding date must be Friday for a Monday recordation. That would be a 48 hour turn time for funding and should be easily met.

In some counties, and Contra Costa is one of them, the title company can accept funds on Monday and record on that same day...this will keep you from paying interest over the weekend. However, if you want to get this closed by Monday (with no hiccups), it may be worth paying the interest for the weekend to assure a Monday recording (and ownership) and closing.

It really does vary depending on what you need and who you hire. One of my brother's friends just finished building a new house a few months ago and he was saying that he saved a lot of money by renting the construction equipment and dumpsters himself. That way he wasn't getting charged extra to have the companies he hired bring them. You might want to look into that if you can.

Hi Berrybest! Old Sonoma Road is located on the southern / western side of Napa Valley. One of the great things about this neighborhood is the proximity to both Napa (all the way up valley) and Sonoma.. it used to be the main roan between both Napa and Sonoma before there were all these highways :) Lots of land properties, vineyard views and potential!

I am sorry to hear that you had this experience. In my professional opinion, I believe your agent should have handled the timeline and organization of your escrow.
This is the most bizarre thing I have ever heard, and yes, if you were my client, you would have been reimbursed for the the money you lost.

For a foreclosure you would have to bid on them. If the house went to foreclosure auction and was unsuccessful then it goes back to the bank as REO(real estate owned). If the bank so chooses to it list the house for sale on the MLS and you would submit an offer like you would on any other house. A local Realtor should be able to assist you with REO searches. ... more
