It is hard to know just from this information how much the property could actually cost you. If you bid at a foreclosure sale you have to pay cash and prove either with a cashier's check or a bag of cash that you are qualified to bid before the auction begins.
If you are successful in the bidding, you take the property as is...and there could be an underlying first loan for a substantial amount ...and you are responsible for making the payments on that. This amount sounds to me like it is a second deed of trust doing the foreclosing, but it is hard to know from this rudimentary information what is actually owed on the property.
As far as someone bidding on your behalf? I guess you could do that with a Power of Attorney but I would check with legal council first.
Bottom line...very hard to get a house in Napa for under $50,000. I'd say: Impossible. I have a hunch there is more to this story....

I have searched the area of Country Lane and there is one property that has a notice of default filed against it, but I don't find anything that has been foreclosed on, but there is a delay in the reporting....and looks like it might have been the second Deed of Trust that foreclosed for little over $50,000. The property is assessed for over $500,000 and there is still a loan for over $400,000 on this property.
If you can send me more detailed information, I will do my best to search it out for you.
Also, if you tell me what you are looking for, I can send you information on other properties too, and where they are located.

It's difficult to find out any information because Trulia doesn't give an address unless you "register" with them. I, and apparantly you, am unwilling to pay for an address.

What happens generally at this point is the foreclosing entity lists the property with a real estate agent. It will be listed at fair market value--not at $108,640. That number is probably the balance on one of two loans which probably total more than the fair market value. ... more

The home you asked about is in Hidden Hills subdivison. Only a few homes have been built in this new subdivision. It is located in western Napa. Take First St. west off Rt. 29. First St. turns into Browns Valley Rd. When Browns Valley Rd. turns south (a kind of "Y" intersection) just continue straight ahead on Partrick. The new subdivision is on your left about 1/4 mile past the first stop sign on Partrick Rd.
