I would suggest getting with a lender they are the ones that know the lender market best. It also would depend on the lender you choose to work with they all have regulations they have to follow but some more than other have ways of getting a job done that some lender just don't see. I have some that I work with that are very good at thinking out of the box to get the job done in difficult circumstances.
If it was recent you may not be able to qualify however I do suggest at least taking to a lender to see what you need to do in order to purchase a property. Because really your lender is the one that is going to say yea or nay on the loan. They can also give you advice on what you need to do to get you to the point or getting a loan to purchase property in the fastest time possible.... more
Sunny Ridge is closing and the new school is Lakeview. Nampa does not have a great reputation in special education. There are pockets of teachers that are stellar but the district as a whole has a systemic problem. Check out A New Leaf if you don't like the services you get in Nampa. In my experience in Idaho, we deal with some buyers who wish to buy producing farm ground and lease it back to the current farmer. We can also help bring other farmers who will rent the land. It may be another area to look at investing in for a return.

I agree with Jim to contact the Neighborhood Housing Services, I would be very careful about people who contact you to "help" you prevent foreclosure..unfortunately there are always scammers that try to take advantage of someone's crisis..and we have seen a lot of unethical practices with the housing crisis (you even see scammers for the Haiti earthquake for pete's sake!) Neighborhood Housing Services has been around for a long time, they have a good reputation.... more
