Neither option is necessarily better than the other, it comes down to what you qualify for. The USDA Rural Program has strict underwriting requirements such as income and area eligibility. Conventional would not require a guarantee fee nor an annual premium if the loan to value is 80% or less. Gift equity has it's own layer of requirements nonetheless, I highly recommend you meet with a trusted professional, go over in detail your unique situation, and decide which suits you better. ... more
