A slab is a lot less maintenance than a crawl space. You will find that most of the newer homes 15 years or less are mostly slab while the older homes, a good majority are crawl spaces.

Annette Lawrence answered:
Mary,
It depends on your goal.
Are you a shopper or a buyer?
Do you buy quality or by price alone?
Are you holding or flipping?
Your goals are important.
-
Is the subject property priced below market value?
Above market value?
Have 'issues' that make it unappealing to others?
Is the unit generating traffic?
-
What does the data reveal?
is the discount 6%, 4% or 105%?
-
Not knowing your goals, intentions or anything about the property, I'll throw out a Trulia, Zillow random number.......4%!
-
After all, the only thing I know with CERTAINTY is "Until you ask the answer is always, NO!"

Best of success,

I agree with the other posters here that you need to work with one agent for the best outcome. A great buyers agent like myself could structure the purchase agreement to include most if not all of your closing cost paid by the seller. Give me a call for expert advice.

Dear Mary,
Mobile home lending is getting very hard to come by. I have a local lender who does them all the time. If you would like to reach out to me for his contact information I would be happy to provide it.

The best thing you can possibly do is to explain all the exact details to your Realtor who will then be able to represent your interests to the seller's agent.

Anthony,
How was the word architecture used in the lot ad? An ARB is a Architectural Review Board. That is used to keep the community from being to diverse. Required roofing, exterior types as well as size of the structure. Any Questions feel free to contact me directly. Good Luck.

337ventures advice on home inspections is ill advised and clearly a product of being misinformed. Ordering a home inspection is 100% recommended and in the instance where a purchaser does not have a prior relationship with someone to inspect the home, real estate agents by law are required to provide 3 different qualified servicers for the client to contact and then they can hire the one that best suits them. ... more
