At that price, you are paying nearly $132 per square foot. This seems to be a decent price, but there are still quite a few builders in Jacksonville that have builder inventory that they are selling for less than it costs them to build it, many under $100/sf. It all depends on where you prefer to be located. I recently assisted first time buyers who purchased a brand new builder home with all of the upgrades you mentioned, 2424 sf, 5 bedroom home for under $200,000 and $11,000 in closing costs were paid by the builder. Their bonus? It also appraised for $7000 more than they paid for it! Instant equitly!

Linda, I have watched you anguish over this home for some time now. You should know that your home will sell in this market or any other market if it is PRICED RIGHT! The 3.5% comp. offering is nice, but any agent worth working with is not concerned over 3.5 or 3.0. Where is your home being marketted? Have you asked your agent all of these questions? Are you satisfied with the answers? Ask your agent to give you a written plan with dates and times and hold them to it. If you are not happy with your agent get another one. Good luck! There are also several businesses around there that may let you post information on yourr home. You may want to check with them to see if you can leave a flyer there (i.e. Moon River, the Chinese place on the corner, etc.)

Houses have been selling, but they are those that are in pristine condition and priced aggressively. If you are able to show your house at all hours during the day, are not expecting maximum exposure, and are willing to "go it alone" during the negotiations and from contract to close, then a flat fee firm might be just right for you.
