You didn't "accept" the seller's counter. You put forth a new question... even if your agent had given your question in a more timely fashion... you hadn't sent an "acceptance".
In the meantime, an offer the seller was willing to accept came in.
I don't see anything either illegal, nor unethical in this practice. It's a shame that your agent didn't act more quickly.. did you ask him "why" he delayed?... but unless you were prepared (after hearing the answer to your question) to say "Okay... I'll take it".... and follow that up immediately in writing... you might still not have gotten the property.
You could write a back-up offer, just in case something goes wrong with the first offer. That's your recourse.... more

What makes owner financing appeal to many borrowers is that they will not have to give a full 20% down payment. In exchange, the lender (aka the property owner/seller) will charge 1 to 2% above conventional mortgage interest. The current mortgage rate is 3.61%. So 5% is reasonable.
If you can get a buyer to pay 20% down, then by all means go for it but many buyers will want to put less.... more
Land has still not fully recovered its market value since the crash. Most likely the price will still be low, but to truly determine what the market worth is, you will need to contact an agent to give you sold comparables. If I can assist you, please do not hesitate to ask.
according to the both the Mountain & Lakes Board and NEGA MLS it is not on the market. It's showing sold in 2013. Below is a link to it on the mls, which is good for 30 days. If you have any questions please let me know.

This area of the county would generally only have ATT&T services for internet. My educated guess would be dial up.
