Pre-approvals may only be good for a given period of time, depending on your lender. As long as nothing changes, it's no trouble to update your pre-approval if you need longer to find your home.

Your post is tagged for "Mufreesboro, TN". In this area inventory is currently low. So, I would schedule your lender interviews now. Once you have your credit/lending situation in order, then start interviewing agents.

Depending on your price range, type of financing, size/type of home, etc., you could close in 3-6 weeks. For your peace of mind and lifestyle, I'd start looking in February or early March. It's possible you could get under contract before your lease is up and have to pay an extra month's rent, so prepare for that. Bidding is competitive and inventory is low, but not putting an extra timeline contingency into the offer is an easy way to make it more attractive. Your Realtor should be able to help you through this one step at a time.

You can always negotiate for upgrades, in fact, as hot as the market is in the Middle Tennessee area it may be your only option. The builders are pushing it to keep up with demand and houses are not lasting long on the market. Most new homes are sold before they are completed! I would suggest comparing builders regardless to see what upgrades you can negotiate.

I would say most programs start at 620 and although there are some banks may do it at 600, there may be some high cost in doing so. It would probably be better to save the cost and work on raising your score to around 640 in order to get a better interest rate. One of the best ways to protect yourself from a storm is to have plenty of notification that the weather is getting bad, especially in the middle of the night when you are asleep. There are several apps available for your smart phone, one of which is the stormshield app. You can also invest in a NOAA weather radio that will alert you of storms.

Other than a basement, a storm shelter is a good investment to make in order to keep your family safe during a storm. Storm shelters can be put in under the garage floor or somewhere on your property.

Rutherford County has a very diverse and interesting population. You'll note that not many (actually any) realtors jumped at answering this question. Ethically, "steering" a client into a particular neighborhood is illegal. However, yours is a great question.

Realtors will be happy to show you homes that reflect the specific characteristics of a home: number of bedrooms, age of the home, rural v urban, price range, etc. From there, I always recommend that my clients go view the home, talk to the neighbors, do some online research into the demographics of the area for themselves. Or do an online search for different kinds of restaurants, markets, churches, etc. That will give you a great idea of the cultural influence in the area.

As for me, I love the diversity that Rutherford County has to offer! One of the many benefits I believe for being in an area with so many universities. Particularly today as I'm watching Vanderbilt leading in the BBVA Compass Bowl. Go 'Dores!

There are several ways to get your home refinanced while still in Chapter 13 or even after it has been discharged, so long as it was not discharged due to non-payment. Also, if you use a Fannie, or Ginnie Direct lender like Cross Country mortgage, there may not even be a minimum required credit score.
