Since you are just starting your search you may not be working with a Realtor® at this time. If this is the case, I believe you will find the post below quite informative:

If you have not done so already, you should ABSOLUTELY obtain a Pre-Approval first. Please be aware there is a “night & day” difference between a Pre-Qualification and Pre-Approval. Unfortunately, many people in the industry use both terms to mean the same thing (especially Retail banks like Wells, BofA, and Chase). They are not the same! Even if the top of the page says “Pre-Approval” it may not be. For quick run-down on how these differ please see: Not having a True Pre-Approval will put you at a competitive disadvantage as far as any future offer.
