Hi, All towns are different and the only way to get the accurate day count is through our MLS. It will depend where in Mt Vernon your home is, Pennington district sells quicker then the others. The other factor is the taxes. I have a listing coming on in Fleetwood, Traphagen schools, $525,000 completely rebuilt and the taxes are $30k. They will be grieved and reduced to $22k but the average days on market for homes not in Pennington and with taxes over $20k was close to a year. If you want to give me specifics on your home I can give you a very accurate number.

Countless homes were built in this country long before there were Certificates of Occupancy, they are grandfathered in. These homes sell every day without a CO. There is no way to retroactively issue CO's as this would indicate that the municipality has inspected your home and confirmed it complies with current applicable building codes and it doesn't and won't ever. Whoever is telling you that a CO is necessary doesn't know what they are talking about. List you home and forget about it. Only a lender with rocks in their head would be looking for a CO on a home of this age. ... more

Hi, I do a lot of business in Mt Vernon and 10553 has decent reception. You can't change where your home is situated your agent will have to properly present and sell the home to prospective buyers.

You do not have to have a for sale sign if you don't want. It does help on the marketing side because everyone that drives by will see your home for sale. I find that many homes don't want one and that is absolutely your choice.

As for the counters, people use whatever they can afford. Not everybody likes granite. You can get other natural stones or even corian is a good option. I typically walk through a home and think like a buyer will. There are many quick fixes that don't have to cost you a lot of money. It's amazing what de-cluttering, cleaning, good lighting, and paint can do to a home.

I'm sorry that you have had bad experiences with agents in the past. Please note that not all agents are the same. I would love the opportunity to meet with you.

You see that information greatly impact the selling price of your coop. There are more than one reasons for this, the first is that some coops are occupied by only a percentage of owners because the building converted and has not quite sold all the units so some are rented. The maintenance could be astronomical in this wise even if the price is attractive or the unit is in gorgeous condition in a favorably location. The other reasoning behind a fair pricing is the location or zip code in which the unit is located and a third reasoning is that some buildings carry a flip tax which is usually paid by the seller a place that the new buyer ultimately takes. All three variables play an important factor in the pricing of the unit wherever it is. I will be happy to help with your questions if you care to give me that information.

Hi, Bill, I see you live in Portland Maine. I'm going to be buying a home there soon! As for Oakwood Heights, I have found that buyers are ok with the area. Fleetwood is the most desirable part of Mount Vernon, especially in the Pennington school district. As agents we are prohibited by license laws from talking about crime stats and area demo graphics. you can visit www.HomeFair.com and click on the city reports section for in-depth stats. Another option would be Citydata.com. Hope this helps!

When you are dependent on selling to buy, it's a very tricky situation. Not impossible, but tricky. I would never suggest that you buy anything before you sell your coop. In this market particularly, coops are taking a lot longer to sell then say 2 or 3 years ago. The coop process is a 2 step process. Mortgage Commitment and Board Approval. You should definitely start looking at homes, but I think you'll need the advice and guidance of a real estate agent to get you through this process. In addition, if you are carrying a loan on your coop, a bank may not finance a new home until you've sold the coop. Many variables.
