Most listing agents want to receive contract offers only from pre-qualified buyers which is a service I provide that can be very beneficial regarding the offer/purchase and mortgage loan process. Also, please know that some condo projects are very difficult to get a mortgage loan for because their HOAs/regimes are involved in litigation. Long Grove for instance is one of those currently involved with settling a lawsuit against the developer. Please let me know if I can be of service.

South Carolina Electric & Gas (SCE&G) and Berkeley Electric Coop collectively serve areas East of the Cooper (Daniel Island, Mt Pleasant, Awendaw, Isle of Palms, Sullivans Island). I have used either or both in homes I have lived in over the past several years, and recommend either. At present I have SCE&G for my natural gas and Berkeley for my electric. I'm in Carolina Park. My view, looks like Berkeley Electric is a bit less costly, but the cost differences are not that dramatic. Most folks would probably tell you, and my personal experience is, that SCE&G delivered a bit more consistent electric power with a few less outages. Could just have been my experiences based on the specific neighborhoods. Again, not a major issue either way. I would not rule out living in any area of the Greater Charleston Tri-County based on the electric supplier. There are going to be several other more basic factors of greater import, such as location/relationship to work or play, price range, school system prioities, those sorts of things. ... more

It really depends where you are looking. Some of the better steals in Mt. P are still found on craigslist.

Being that it is such a competitive area you do have to act quickly on rentals for anything under $1500 per month.

You shoiuld have signed an agreement. It's not fixed and depends on whether the lease is long term or short term. I've seen it range for 7% - 40%.
