She doesn't need 2 years employment unless she is self employed or an independent contractor and receives a 1099. Her Social Security counts as income and can be grossed up to reflect taxes not deducted. The other issue is the 65% down payment. If your sister needs a mortgage loan for less than $80K, tell her that lenders refuse to write loans for that little because it's too expensive to do so. If you are a buyer of the property, then you will have a seller disclosure that the seller has filled out where they list all conditions/defects of the property. When you do your termite inspection, that report will allow you to know if its clear or not. Typically, when a home owner treats for termites, they have a warranty or they follow up with it to make sure the termites have not come back. Traditionally, if there is termite damage, the seller would most likely take care of it prior to the sale of the property. However, this is something that you would work out with your realtor/attorney when you generate your Repair Request letter. Have you already purchased the home? I see this post is from Oct 2014.
