She doesn't need 2 years employment unless she is self employed or an independent contractor and receives a 1099. Her Social Security counts as income and can be grossed up to reflect taxes not deducted. The other issue is the 65% down payment. If your sister needs a mortgage loan for less than $80K, tell her that lenders refuse to write loans for that little because it's too expensive to do so. She can always adjust the down payment to less than 65% & pay off the loan 6 months after moving in. ... more

Here are the five stages of foreclosure:
1: Missed payments
2: Public notice
3: Pre-foreclosure
After receiving Notice of Default from the lender, the borrower enters a grace period known as β€œpre-foreclosure.” During this time – anywhere from 30-120 days, depending on location – the borrower can work out an arrangement with the lender via a short sale or pay the outstanding amount owed. If the borrower pays off the default during this phase, foreclosure ends and the borrower avoids home eviction and sale. If the default is not paid off, foreclosure continues.
4: Auction
5: Post-Foreclosure

Hello,
Paparone Homes of NJ was the builder of that community. As for the stucco, many homes during that time used EIFS. The only way to know for sure is to have an inspector perform a non-invasive test that pokes tiny holes into the sides. Please let me know if I can help you any further.

If you're sure there was no permit filed (you could check your country records), then you'll have to talk to a building code consultant about how to get one. They'll have to do an inspection to see if the work is up to par. If everything looks good, though, I don't see why you wouldn't get a permit. http://www.zaricode.com/ ... more

Hi,

If you are a buyer of the property, then you will have a seller disclosure that the seller has filled out where they list all conditions/defects of the property. When you do your termite inspection, that report will allow you to know if its clear or not. Typically, when a home owner treats for termites, they have a warranty or they follow up with it to make sure the termites have not come back. Traditionally, if there is termite damage, the seller would most likely take care of it prior to the sale of the property. However, this is something that you would work out with your realtor/attorney when you generate your Repair Request letter. Have you already purchased the home? I see this post is from Oct 2014.

Yes, typically the buyers are responsible for the termite inspection in NJ. However, with VA the seller is responsible.

Pre-foreclosure sales by the homeowner are known as "short sales". Which refers to the fact that the homeowner has a mortgage(s) on the property that exceed the current value of the home and requires Lender approval to sell their home. As a prospective home buyer you should be aware of several issues that usually occur in the attempt to purchase these elusive "deals". If you would like to know what to expect in the state of NJ feel free to contact me as I may be able to help you save you a lot of time and trouble in your search.
Best regards,
