If you're sure there was no permit filed (you could check your country records), then you'll have to talk to a building code consultant about how to get one. If you are a buyer of the property, then you will have a seller disclosure that the seller has filled out where they list all conditions/defects of the property. When you do your termite inspection, that report will allow you to know if its clear or not. Typically, when a home owner treats for termites, they have a warranty or they follow up with it to make sure the termites have not come back. Traditionally, if there is termite damage, the seller would most likely take care of it prior to the sale of the property. However, this is something that you would work out with your realtor/attorney when you generate your Repair Request letter. Have you already purchased the home? I see this post is from Oct 2014.

By listing it as such, you can have your realtor advertise on different websites that attract that type of sale. At the end of the day, if they are good tenants, and it makes sense for a new buyer financially, then it can happen. Also, try joining groups like South Jersey Investors. They can be a great source of knowledge. Lastly, 55+ is harder to sell (and to an investor specifically) than a traditional type of property, so it might take a bit more work.
