This is the "Fairmont" model. It does not have a first floor master and unfortunately, none of the homes in the Manchester community offers the first floor master. It may not matter, but I will say that they do offer some nice options standard in all these homes. I was impressed while viewing. Open spacious floor plans...but if you need/desire a first floor master none of that matters and I would be happy to send you an email of those that are available. If you are not already working with an agent please feel free to contact me to get a list of properties that are actually for sale and have a 1st floor bedroom in the area and price range you are interested in. If you are working with an agent you should ask them to pull you a current list of homes that are for sale that meet your criteria. Many builders are offering master down or one bedroom down plans now. Please hire a buyer agent who can look for the right thing for you. She/he can negotiate on your behalf and save you money. This home is in Morrisville but as stated has recently went under contract. If you are interested in that area and building style there are several other listings in the neighborhood. If you don't have a buyers agent that would be the next best step. If you contact the agent on the sign or the one that has it listed online they are already contracted with the seller to get them the best terms and price possible. A buyers agent should be free for you and would be contracted to get you the best terms and price possible.

I know there are some agents with those respective companies who are looking to align with other traditional firms like FM. Fonville Morisey has consistently had the largest market share of listings/buyers in Wake Co. and agents there have many more tools at our disposal than other companies for analyzing market data, showings data, appreciation rates, activity in various price ranges, and TrendGraphix data. We also have software that allows us to prepare a customized Comparative Market Analysis for your home (usually around 15-20 pgs) and our in-house lenders now have many special financing programs available for potential buyers. Also, the seller can choose a no-obligation home warranty that covers the home during the listing period, so if anything goes wrong with the major systems of the house during the listing period, all you're responsible for is a $75 service call. That just gives you a ballpark idea of what other companies can offer... as a consumer, it's probably better to check with multiple ones.

In this market, it's incredibly important to price homes correctly and competitively in order to get them to sell in the least amount of time...if I can help in any way, please let me know.
