By July you've largely lost out. The biggest pool of buyers is usually families who want to be settled by the start of the school year. There will still be people interested in moving after that, just not as many as in the spring and early summer.

There will also be fewer homes on the market which certainly helps but often not enough to offset reduced demand. I'm actually waiting until October or so to get serious about buying a house purely because of the lack of competition.

There are many properties showing that haven't been for sale for literally YEARS! The best thing to do is to FLAG the listing and the Trulia staff will look into it and remove it. Go to the listing. Look for the menu item MORE, click on that then on the dropdown menu click FLAG.

Know your budget. When looking at homes for serious contention prior to purchase, you could have a contractor come with you to price out what the home could cost per repairs. Keep in mind that estimated price may likely increase. Be sure to have a home inspection. Let some the repairs fall on the buyer's behalf. Take on the project you can take part in as well.
