Inventory is low to many factors but the most common is that people are either underwater and cannot afford to sell and lose money on their home or they are content with that neighborhood... the only sellers these days are empty nesters looking to "cash in" on the low inventory period and those forced to move (foreclosure, short sale or business/career move)... empty nesters are your biggest hope but also a nightmare.. most have not updated their homes in decades, many are are in run down condition and they are asking and many times (depending on location) getting what they are looking for.. so be prepared to buy a home that doesn't have it all and you will need money behind your offer to pay to update and repair your purchase... we just bought in whippany and consider ourselves fortunate but we paid over 100k more than we started looking for... but we are very happy with our purchase and the neighborhood is great looking.. ... more

All great towns with competitive schools in the top 10 NJ Top Schools.
Train towns and good access to major Roads.
Take a tour of each town . Visit on a Saturday and one weekday afternoon to evening and this will give you a good feel for the energy within the town center .

Hi! Since your daughter is 4, I would imagine you want to ground yourself in an area with good schools. Here is what I know based on the areas you are interested in:

Ramsey was rated 30 out of 321 schools in NJ. Parsippany 86, Parsippany Hills 23.

Wouldn't you consider staying in the area you are in currently?

Ramapo High School in Franklin Lakes was rated 17. Glen Rock was rated 4!!!

Wyckoff or Glen Rock have awesome schools and you can find under $500k. Ridgewood as well.

Floods occur in Flanders, Mount Olive, and Budd Lake. The earlier answers to your question responded to the idea that floods are only rishing water from rivers and lakes. Flood coverage from the National Flood Insurance Program also covers runoff from hills and other causes of sheeting water on surfaces. The tropical storm floods this year hit a lot of areas and insurance was available for both floods and for backup of sewers and drains in Flanders and the other towns. ... more

Okay, using that criteria I have found 4 townhome units in Madison, all 3 bed, 2.1 bath ranging from $2500-$2800. All single car garages.
There's one unit in Morris Township, also 3/2.1 with a single car garage for $2950.

Outdoor areas vary, some not all that great regarding that. I believe one of the Madison units is in a complex that has tennis courts, pool, etc.

I see no one has answered your question when the responses are usually very quick. I think this question is better directed to the California area to get more precise information. I am in NJ and it came up on my emails. Perhaps general area is too broad. I think if you target the SF bay area you will get some really good information because the agents who I observe answer very professionally and intelligently.
