We have been trying to sell our home in Long Valley for the past year - guess what - agents don't sell your home. They simply list it on multiple websites, sit back and put their feet up. The showing agents don't know anything about your home, they are just trying to sell a house, any house. So your house just sits because no one is actively selling it.

Unless you're willing to give your house away and pay a huge commission, don't bother to list it with an agent. It is a buyer's market now and the agents constantly beat you up about dropping the price. You will pay a high commission for zero selling of your house. Might as well sell it yourself and save that fee. There are plenty of "for sale by owner" websites and Zillow, Trulia and realtor.com all let you list for free. We will be doing that when our current contract expires.

1. Their apartments are over garages, and the fumes from the cars leak up into the above apartments, they basically poison anyone with first floor apartments. When I told them about it they basically shrugged their shoulders.

5. The most unresponsive and indifferent staff I have ever had the displeasure of working with. They respond to 1 out of 10 emails, and when they do it's weeks later, their managers seem to be on vacation all the time.

6. DO NOT rent here, you will regret it, trust me, there are so many other places that are cheaper and better, with more courteous staff. Stay AWAY.

I live in a neighborhood with a fairly busy road behind me. The negative is that some times of day are pretty busy. There are 18 wheelers that go by. However, the positives out weighed the negatives: 1. We are the last house in a cul-de-sac. 2. We are in an upscale neighbhorhood. 3. Our house has the perfect floorplan with 3 master suites! 4. We are in a school zone and right next to a church so there won't be any commercial building. The speed limit is 45. So, although there is some noise due to traffic that is the ONLY negative to our house! I hope this helps. ... more

A home in the Chathams is a great start - that is for sure. The pace of sale is strong overall this spring and that holds true for both the Borough and the Township.

Taking your half bath to a full is a great idea. I am working with a number of buyers who consider 2 full their minimum and they are likely in your price band. Of course, it is not uncommon for homes of the age to be one full, one half, but have two full will distinguish you amid the competition.

The family room/gathering place is an attraction to buyers.

Spend your money carefully so as not to overdo it - while you may not recoup the investment, the money spent will undoubtedly help your home sell more quickly and with that at the highest price the market will bear.

You will need to contact Trulia directly. They don't look at these question posts at all. But quite honestly, even the real estate agency listings are all messed up and inaccurate. There are many properties showing that haven't been for sale for literally YEARS! Trulia, Zillow, Homes.com, etc. are only 3rd party aggregators, and they are not required to keep property listings either current or accurate!!! I feel your pain. ... more
