Hi, Elena.
Everyone has their own idea of what a "safe" neighborhood is. The best thing to do is to consult the local police precinct on crime stats.

A flip tax is a sum of money exacted by the co-op per share sold. Aside from the historical origins, it's probably nowadays merely another source of revenue for co-ops.

I have a contract out on a one bedroom approx 700 sq ft, elevator building, and condo for $205K. It was listed at $225K and I got the deal done. Currently there's a handful of walkups and I advice to stay away from them because walkups are just that walkups and hard to resell if needed. From recent experience the average price per sq feet ranges from approx $292 all the way up to approx $500 per sq ft. The good news, there's blood on the street and sellers are nervous about the next coming year. They have this year to compare and if next year is anything like this year it's a buyers market and sellers are more prone to negotiate. Let's not forget financing, there's great prices out there and our great president is extending the first time buyer credit of $8K which helps!!! I’m here if you need assistance searching for a one or two bedroom and if you need financing I'd like to suggest you contact Patricia Lavigne. Full disclosure: I don't get compensated for any referrals, she's a great broker been in the business approx 17 years. Pat's with Manhattan Mortgage at or 212-745-9012. Have a safe & healthy new year!!! ... more

That's an excellent question I'm formally of Prudential Douglas Elliman and they come out with their yearly market report. If you read it and read Corcoran's and Halstead you'll get three different answers. NYC prices will continue to go down, I'm not saying rock bottom "but" there's room for more adjustments. I have an accepted offer in Inwood for a one bedroom at $205K, it was listed at $225K, so you can find an apartment to fit your budget. I'll be delighted to assit and please, if you havne't contacted a mortgage broker please do so. I'd like to refer (full discloseure I don't reevieve compensation of any sort for my referalls) to Patricia Lavigne. She's been in the business of approrx 18 years, she's with Manhattan Mortgage at or 212-745-9012. Good luck, I'm here if you need me and have a safe & healthy new year!!! Lastly, I ran a quick search for units in your price range and there's several interesting ones. I'm here if you need me, cheers. ... more
