In real estate 6 months is a long time. What was said was just a professional opinion 10 years ago used by the lender.

I am 1 mile away off Santa Teresa/Watsonville. Pricing and condition is everything since there are more estates coming up now than 2013.

About 2 years there were no estates sold for more than 2 mil. There are no major high tech firms coming to town so it will remain as a bedroom community for Silicon Valley.

Market is good. About 30% homes need a price adjustment. When they sell they sell top price.

Very realistic in Morgan Hill, Gilroy and South San Jose. There are many investors buying REOs and Short Sales in those areas so there are new rentals coming up all the time. For example, I just completed a transaction in Gilroy for some investor clients of mine for a 2900sf home which they are renting out for $2500 a month. Best place to find a rental in these areas is Craigslist IMHO.

Check sales for comparable homes in your area. You may need a Realtor to do this. You could also hire an appraiser and that is part of his service. In most areas of the country, home values have declined over the last few years. ... more
