Hello Trina, you did not mention how many bedrooms or the maximum payment you are looking to achieve? A lot of agents don't do rentals but can email you a list of the rentals available in the cities, zip codes of your choice.

The rentals in Moreno Valley start from $750 for 2bd 1ba duplex and the single family homes start from $1,395 for 2bd 1ba home and from $1,500 for 3bd 2ba single family home in 92551 zip code.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You should study RENT vs BUY options as you may qualify to buy and pay less than rent in many local cities. You may qualify to buy with minimum out of pocket expenses, less than first, last and security with down payment and closing cost assistance programs.

You may qualify to buy with less than first, last and security deposit of a rental and pay less than rent with down payment and closing costs assistance programs.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

When we move we use crimereports.com to view the area of the homes we are looking at... so in one window I have a home search and in the second window I have crime reports up. I look up the address and it shows me on a map how close the crimes are reported and also shows me the sex offenders registered with a photo. Good luck to you! Yes but you do not need to do that.So you will not have to damage your ability to negotiate with your offer. Today there are multiple offers on most homes, so asking them to pay your closing costs, means that you will have make more offers to get a house.

Today my rate on a VA loan , if you have good credit is as low as 3.25% APR and that will probably cover all of your closing costs including your taxes and first month rent, assuming the purchase price is more than $300,000.

This is an old one but for anyone else in this situation, yes you need to find a new realtor or talk to the one you have a get this straightened out. We show properties to our clients ASAP. We return calls or emails ASAP. We have a buyers agent that works with us and if we aren't available our buyers agent gets our clients to a property ASAP. It is also very unprofessional for your agent to be on the phone with another client or just on the phone in general while out showing properties with you. Unless they are talking to an agent on a property you asked to see or had questions on. Not getting back to you or talking to others while you are out is a clear sign you are not very important to your agent. With that said you have seen a lot of homes and have made more than a few offers. Are your offers not competitive? Being in escrow and getting cancelled by the seller only means that you did not preform on your side. Because it took to long? You would have been noticed to perform for something that you did not do or not doing. The notice to perform would have given you the opportunity to correct whatever needed to be corrected and close the deal. I do not see how that is any agents fault. Cancelling an escrow is a lose - lose deal for everyone involved and don't just happen. Was your agent part time? Working M-F with another job does not work with real estate. ... more

Your were still a trespasser and you have to look at it from their point of view too. You are both victims. You were living in their house without their permission. If I came to my home and saw someone in there I'd show up with the police too and tell you leave. Be glad they didn't try to take matters in their own hands to get you out. I don't know how you were scammed or what took place but that does not give you the right to stay there and clearly it all need to get sorted on both sides. Is there a seller to find a replacement property addendum? If there is you need to follow that. Seller has 10 days or what ever amount of days is agreed upon to find a replacement property. If they do not the seller can cancel and you would receive your deposit back. You will have to find another home. If it is done correctly, your contingencies start when they remove their sellers contingencies so you are not spending money on inspections that you will have to walk away from. If you just have the standard contract without the contingency then the seller will have to sell and be homeless until they do find something. ... more
