I always make a point of advising my short sale sellers what to expect, moving forward. I ask them to email of fax me any items mailed or hand-delivered to them while they are in 30-60-90 day late, and especially after the NOD is filed. Typically, they understand why we encourage this dialogue, and soon learn that they are gettting barraged my both legitimate offers -- and sometimes not-so-legitimate offers from unscrupulous entities. The new MARS compliance requirement should cut back on this activity. I have seen a plethora of these marginal and outright scams, many of them look like they actually are generated from their lender or an official governmental agency.
