If the HOA is paying for items like Street Lights, Common Area, Insurance, Trash Pick up etc. the developer will pay the difference. The HOA will be evenly divided between the 50 lots and as homeowners purchase in the neighborhood they will pick up their share. ... more

Good morning, Gina:
You might be able to, but if the owner was willing to sell in the future, you should expect to pay a premium price. You might want to read the Trulia Real Estate Blog: What are ways to make sure I don't get scammed in a rent to own home? and before pursing it further, decide if this is something you really want to do. Call the local health department to confirm the type and location of your septic system. Them will make available to you a copy of your septic permit. Depending upon the type of system you have will determine if it must be monitored yearly. Hope that helped answer your question

Diana Gardner, Real Estate Pro in Elizabeth City, NC
Mon Jun 3, 2013
Diana Gardner answered:
Septic system maintenance varies with usage, location, type of soil and size of system. When you are purchasing a home, you may want to order a septic system to learn the size, location and condition of it. We have experienced instances where the system is not located where it was originally planned to be on the permit. You want to be sure you do not have trees planted over the lines, etc. Talk with septic inspectors about your area, the soil etc.

Also, some counties require annual inspections and charge a fee for the service.

If you send me your email address I can send you a link to see the pictures with the lisitng info. This is a HUD forclosure. It does have a 1694.00 repair escrow, it appears that it needs new floor coverings and some repair on the vinyl siding, and there is a wheelchair ramp that need to be repaired or removed. If I can answer any futher question please let me know. I have worked with HUD homes in the past. This is day 10 on the market, and they will look at bids tomorrow--if they have any, after that they will look at bids daily.
