I am sure your agent was thrilled you offered on a SS...make sure you ask for timely updates & where they are in the process...I do ALOT of SS's...and I tell my sellers 1 thing about just need 1 offer to figure out what the bank will accept on the home...whether you stay around to buy or walk...from your offer they will get an approved price to sell at...good luck ... more

Congratulations on such an accomplishment! I would recommend Troutman or Denver. In Troutman, you can find homes on generous lot sizes! Great location as it is close to Mooresville. It is a one time fee paid at the completion of construction on the lot and home. The fee is 2% if using a Point "preferred" builder and 3% if not. My office is located at The Point, home of Trump National Golf Club Charlotte. There are lots for sale at The Point, and I also know of some lots that are available, but not currently on the market. New home builders generally do not discount their prices, and even more so in the current market where many communities are selling quickly and many builders have had 3 or 4 price increases already this year. You may want to consider the Trulia Real Estate blog "Buyer Agent Advocate for New Home Construction" (link below) before taking any additional steps. Ultimately, a home is worth what a buyer is willing to pay and what value an appraiser determines/concludes based on other recent sales prices. Nonetheless, there are definite strategies for negotiating with new home builders - some things we can ask for and expect to get and other things we know builders routinely reject. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations. Wanted to point out that Langtree is on the East (not West) side of Lake Norman and also that there was some talk of Mooresville incorporating the portion of the Langtree Rd area between I-77 intersection down as far as Gudger Rd -which would mean Mooresville city taxes/water and sewer on top of Iredell county tax.
If this happened then I'm not sure that Langtree area would be as attractive as someone suggested, even with the new facilities. Personally I like the area, but it is Iredell county schools so whilst Mount Mourne elementary is quite close, Brawley Middle and Lake Norman High are a bit of a hike,compared to if you live off HWY 150 West or Brawley School Rd. In addition- it seems unfair to pay Mooresville city taxes but not be in Mooresville city school district.
With the new I-77 exit 35 for Brawley School Rd opening in the Spring (2013) this will make access to BSR area even easier-and the widening of BSR has already made a huge improvement. Add to that the Trump National Golf course improvements, plus low homes inventory and you can only expect to see home values and the demad in that area go up.
Not sure there are many stores planned for Langtree-mainly restaurants and bars, so people will still need to go North or South for shopping.

The home doesn't show up on Trulia because the firm does not link the MLS listings to Trulia. At Allen Tate, we link our listings and I include open house event notifications on Trulia as well. If you should need any assistance, please do not hesitate to contact me.
