Price per square foot is not as relevant in Residential sales as it is in Commercial sales, but it can be a good place to start. Of course, age, condition, floor plan and even what you owe on the home are all considerations of the "sale-ability" of a home.

In the last 6 months, homes in Jackson Creek have sold for as little as $82 to as much as $131 per sq. ft.

I am happy to put together a Market Analysis for your specific home so we can arrive at a listing price that will cause your home to sell in a reasonable length of time.

I live in Gleneagle and do a ton of work in Jackson Creek. I know and live in the area. In fact, I am in the top 10% of all listing agents in the Pikes Peak region and have been selling Real Estate for the past 13 years!

This data is subjective since there are Short Sales and Foreclosures. They sell at lower prices but it might have sold simply because a great agent was in control. Also, agents that don't take on the challenge of short sales are going to have a higher success rate.

I would recommend Jean Wheaton (yes, not myself) from my office (RE/MAX Properties, Inc.). She does a great deal of business north of Colorado Springs, and each time we show a property she has listed sellers seem to be very pleased with her. What does your real estate professional say?
In a market where there are fewer properties on the market a comprehensive marketing strategy is very imortant. I would schedule a meeting with my agent and ask what are you doing to find the right buyer for my home. What marketing and advertising strategies do you have in place? How are you generating buyer activity? You should be confident your agent is creating activity. Activity breeds more activity.
The maketing and advertising must be comprehensive. We need to go find buyers. We should not rest our real estate fate on buyers finding our properties.
Is the property priced right? The price must be adjusted to reflect todays values. The price value of six months ago while important is old news. Sometimes a small adjustment in price can reach a new pool of buyers.
What is the condition of the property? How does it show to potential buyers compared to the competition? Sometimes agents are not assertive with their clients. You show your home differently than you live in it!
