You should sell your home with who you feel most comfortable with. We are all in the business to sell. Granted some agents are better at their job then others as in any profession but for the most part we all use the same avenues of advertising, MLS, Magazines, Websites, etc. All agents can sell any listing no matter who the listing company is. So you should list with who you feel is going to treat you the best and be the most honest with you. Talk to your friends and relatives and get feedback from them from previous sales. How many signs?
How many visitors?
What were their comments?
Did he have a BROKER's OPEN HOUSE?
What was their FEEDBACK?
What did your CMA show?
Are you priced according to the market, or what YOU think it's worth?
What other Marketing have you done?

When you have to REDUCE the price, that is an indication that you had it priced too high.
Now Buyers will ask WHY? What's wrong with it? A Price reduction is not a positive!

Ii really depends on the location. Some homes are part of an association where the property near the lake is owned by the association. Even if you do not own the land if you have received permission to construct the pier/dock the public should not be able to use it. The best thing to do is to check with the Shafer Freeman Lakes Envirnmental Conservation Corporation. "SFLECC" That is the organization that owns the land around the lakes and the land under the water. They also issue the construction permits for construction on both lakes. ... more

This is just my opinion, many sellers sell for different reasons or a combination of reasons. A lot of purchases made on Lake Shafer and Lake Freeman are for second homes. When people purchase a second home many things can happen to help them make a decision to sell such as :economy, health, financial situations ,relocation or they may feel like the kids have grown and they don't have time anymore, there are so many reasons sellers make their decisions. Shafer and Freeman are great places whether it is your primary home or your getaway home.
