The market determines the "value" of the home. You and your agent determine the "asking price". Buyers determine value by comparison shopping. They take a look either in person or online at all the homes they can find available in your price range. They analyze the features and benefits of each and determine based on all of the prices being asked what the "Value" of the home they want to purchase is. Value is not absolute....it is more relative and it is based off of comparison shopping. That is why agents use comparable sales to assist the seller in pricing their property. ... more

Don't do it. Technically yes you can borrow money from your IRA or 401K to use as a down payment or for closing costs, etc. However, if you are under 59.5 yrs. of age, the IRS will tax you on that income and you will have to pay a 10% penalty. So you will need to withdraw more money than what is required because of the taxes and penalty. You will have to check with your employer because your company sets the rules and regulations regarding withdrawals and loans. Also some IRA and 401K take the taxes and penalties up front. Others take it differently.

The other issue is the money you withdraw will lose interest until you replace it. You also need to understand if you lose your job the money withdrawn must be replaced immediately.

They have different reasons for the values. The cities are not doing appraisals and are creating assessed values for taxation purposes. These valuations are not reliable for buying or selling.
Sites like Trulia, Zillow and others offer Estimated values based on more up to date sales and public information. These values are interesting, but again, they are not reliable for decision making. No one from any website has toured your home, seen your updates or the need for some.
If you need to know an accurate valuation for buying & selling, talk to an outstanding local agent or two. We will produce a market analysis based on the most comparable sales in your area and give you a more precise idea of your homes value.
