Like Harold, I too have seen buyers looking for a deal without needing upgrades before move in. I do have some buyers looking for fixer-uppers and those are selling quickly also if the repairs needed aren't too significant. ... more

As other agents highlighted it is not about the number of websites but the amount of traffic (quality traffic) one can generate consistently to those sites.

If you can generate a consistent high volume traffic to many websites then it is great but it is going to be extremely challenging and costly as driving traffic is almost a part time job (PPC, SEO, Social, Linking...).

At the end it is a number's game, the more quality traffic the more leads and the more converted business.
It all starts with consistent quality (targeted) traffic...

To provide a cost example, with Google PPC we average less than 50 cents per Visitor. With Facebook PPC we average higher around 70 cents. Facebook is more costly but more targeted (from our experience) as we can define more criteria such as Age.

Phyllis, it is those with vision like yourself that value based marketing is ideally suited. The genesis of value based marketing is research. As Ron states, develop or find the story of the home, know your potential buyer and write to them. What attributes of this home are most appealing to the potential buyer..etc.

I previously had a 1br/2ba listing in a 5 -6 bedroom estate community. This would have been an unsellable home but research revealed the history of the owner who was also the designer. This home's value increased by 300% and was marketed with the following appeal, "Are you qualified to be a guardian of history?"
