The issue is if you spend money removing the fireplace, don't expect to get 100% return on your cost. The value MAY increase a bit but not as much as you want. You can also save your money and just lower your asking price to attract more buyers. ... more

Automated valuations are NOT RELIABLE, as you can now see. They are at best guestimates and not appraisals by any stretch of the imagination. There are several sites that provide these guesses and if you add them all up, divide by 12 you're still not close.
Personally I don't pay much attention, other than to know what the public may be seeing on my listings. When I'm over the estimates, I have one prepared conversation, when I'm under I have another. Professionals don't take them serious and neither should you.

To add photos click on the edit listing tab or button. Depending upon the system you are using you will either see a button or tab that says add photos or you will have a box on the upper left side of your screen with several tabs in it one of which is photos. When you click on this it gives you the option of adding photo files from your computer. I recommend adding all of your photos first and then rearranging them with the exterior front of your home first and the back yard or back of home last. Arrange the rest of your photos according to impact of the room you are picturing. If for example, you have an amazing kitchen, this would be the first room you showcase in your photo slideshow. If however, your kitchen is dated and needs some work but you have an amazing family room with a stone fireplace they you would showcase that room first. Make sense? As a general rule of thumb, you want to make sure the kitchen, master suite and back yard/deck/patio etc are well represented in your photos.

As to the estimated value, there are a lot of things that go into determining these numbers and there is definitely a margin for error on all of the online sites. I recommend starting by going through your listing and verifying that the information is not only correct, but complete. The number one reason I have seen for estimates being off is that people don't think they need to fill out the property surveys. Having said that, there are always things that a computer cannot determine accurate value of, such as lake front, workshops and garages etc. A detached garage for example could be a beautiful custom all brick workshop with full electric, bathroom etc. Or it can be a 50 year old termite infested barn that someone uses for their lawnmowers. If you have features like this that you feel elevate your property above the estimates you will want to have extensive and elaborate descriptions in the property description.

Not much really, it's a very small stocked fishing lake and they don't allow motorized boats. But it is a nice quiet neighborhood on spacious lots that has its own private boat launch with access to Lake Conroe. If you are working in the Woodlands and want to get away from all the rush and traffic, move up to the Montgomery area. Lake Conroe is a wonderful place to live. The homes available are on larger lots and spread apart. You will be minutes from the big city and yet still in a small town. I love Montgomery and I would love to help you live here.
