Hello Teresa, yes you may qualify to buy on social security and with credit that is no good although that would need to be more defined. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program from a minimum 640 fico score up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

The purchase in Montebello start from 229k for 2bd 1.5ba townhome which is as low as $1,150 down payment with a minimum 640 fico score @229k. If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment you are looking to achieve you can be emailed listings to study and compare.

You failed to mention he was a convicted felon on probation for narcotics who was just released in December. He attempted to start selling from my home until I called you out. It was the traffic of people coming through that gave you away. Your boyfriend continues to pee on the bathroom floor and on the outside of the bowl in retaliation for your eviction. You can't seem to flush the toilet, leaving your waste for the next person to flush. This is just nasty. Your cigarette smoke lingers into our home. Your boyfriend subjected us to toxic fumes, leaving my home permeated in gasoline. Both of you are creating an unhealthy, uncivilized environment. Your boyfriend is angry and hostile, F-bombing, cussing out loud as if were common. He's broken plant arrangements, dishes and the garage door. Between the two you, neither can pick up your dogs poop , again creating an unhealthy environment. The stench and flies has left our home in a disgusting condition. You both continue to throw your cigarette butts around my home. Putting them out on the exterior walls. Your recent drunken antics had your boyfriend cussing you out. Only to wrap up the night listening to you vomit. All of this could be heard. Neither of you are discreet. You're damn straight we don't mesh. I doubt anyone would want to share their home with you after knowing what you two really are. Two angry people with no self worth, no self-respect, no integrity, no class, no shame. The good news is that you are not alone. Many people have bad credit but a decent income. I would start by putting together your strongest package. You package should include: Pay stubs, bank statements, rental application, letter from current or previous landlord, references, credit report and an explanation of why your credit is the way that it is. It will be up to the landlord or property management company if they will take a chance on you. You can also offer to pay an increased deposit or several months in advance rent.

You will probably have the best luck checking with a buyer's agent. You might be able to find some condos that aren't up for bids by yourself, but you'll probably have a better time with an agent. The reason is because sellers will often work with associations of buyer's agents and will advertise their properties only to those agents. It helps them in the screen process and it gives them a better visibility by people who might actually buy the property. The only way to cash out is to sell it.

If you want "cash flow" you may rent it or do owner financing (Sell it, and become the lender) to create a monthly income.

As a tenant/renter, you can't report your own rent payments due to the possibility of fraud. However, there are a few companies out there that for a fee can report your payments. Michael,an investment loan will require at least 20% down. You will need a 2 yr. work history good credit & a steady income. The government programs that are out there are mainly geared toward first time homebuyers & helping people in trouble hold on to their homes. your plans sound good,but you will need to start saving & building up your credit for the future. In the meanwhile,educating yourself about the ins & outs of this is a great idea. If you scout around,you can probably find a lot of good info online without having to pay for it.
