The monthly fees of this co-op are $900.00 per month. In a co-op the taxes and mtce fees are paid together. The Listing Price currently is $120,000. The price change was not reflected in the Trulia listing that you looked at. It also is in US status. A contract has been signed by buyer and seller but the property can still be shown.

You can sell any home "as is" provided the price reflects the condition. There may be some easy things you can do to get the home in better shape to sell. I would always recommend pulling the oil tank, at least, before listing.
