If you are going to give the FSBO (For Sale By Owner) route a try, I would recommend a few things 1) pay the few hundred dollars to get on the MLS (Multiple Listing Service) - this will give you broad exposure 2) be open to paying a Buyers Agent a % fee or flat amount if they bring a Buyer to you 3) get a sign for the front of your yard that is readable (from a car driving by). If you are on MLS and listed through an agent, that agent should be able to fix it as the feed comes through MLS most of the time. If you are listed as a for sale by owner then you would need to contact Trulia which may be difficult. Not sure why the house next door would be showing unless an old listing not updated to your current one. Good luck. ... more

You should see if you qualify for a mortgage first and ask the lender what your best option for that home and situation. If you plan to buy the home outright and then get an equity loan and can not you will be in a different position than you would like to be in.

She can always sell her home and you can buy the home that you want for her and yourself. Good luck.
