The property taxes can run from under $2,000 to about $6,000, depending on the home. I live in Clearbrook and I can tell you that about 2 years ago, several attorneys came into the adult communities and posted notices saying that they were having a meeting to discuss tax appeals with the residents of Clearbrook. I attended the meeting and signed up with them. The result was that I won the appeal and my taxes were reduced from over $4,800, to $2,600.

Because so many residents of Monroe had sucessful appeals of their property taxes, that the State of New Jersey ordered Monroe township to re-assess every home in the township. That is being done right now. They were at my home about 3 weeks ago and I just received a notice in the mail that the tax appeal I won was correct and that my assment is now correct.

The back part of the property (wooded area) is in a flood plain, however the house doesn't require flood insurance. Yes, as of 2012 the property is farm assessed. The current owner has horses and goats. The home has a newer oil furnace and the tank is located in the garage, but there are gas lines in the street and can be converted to gas. Actually the New Taxes are $7043 - there was a tax appeal.
There is a $251 /MO maintenance fee and an application fee of : $2,000

This home was on market 3 yrs ago. It was under contract several times but never sold.I was one of the agent whose contract was accepted by owners. I believe the house is not for sale anymore. Let me know if you would be interested in seeing other homes in the area.

Mary is correct in her post, and that is why you neeed an agent that is educated in Short Sales and Foreclosures! This is a short sale. This property slocated in an adult comunity in Monroe, see the attached link for more information:

This property is not on the market yet it is just in the preforeclosure stage. The amount you see on Realtyrac is the loan amount that they are in default for. It can take several months sometimes a year before it reaches foreclosure status & is offered for sale. Mary is correct; you posted a mortgage calculator and did not disclose the address for us to find it!

The only property in Monroe that is $144,900 is an adult community property located in Clearbrook community. A lot of what you are going to see in Monroe will be an adult community. You need to contact a Realtor so we can segregate the adult community properties from the "regular" properties.

Hi there - your hesitation is warranted - the proximity to active train lines, highways, cell towers, power lines - all impact the marketability of a home. As communities have developed, land to house new construction becomes understandably scarce. In the end, it will be your decision whether the location of this home works for you. But understand that location issues which likely will offer you pricing benefits now, will have similar pricing implications when you are ready to sell in the future. In addition to price, location issues negatively impact "time to sell".

This is a general response to your question - local agents will no doubt chime in on the specifics of this particular location. I have had buyers who have decided to buy a home with a location consideration after careful consideration of the current benefits (generally more home for the $$ than you would get otherwise) and future risks at time of sale.
