It is a scam! These people copy the pictures of vacant houses off the Internet and ask you to mail them a deposit check in exchange for keys - don't do it!! This house is for sale, though - locally owned. Hope that helps!! ... more

If you plan to attend college (I'm assuming full-time) why would you tie up your financial resources for a 15-30 year mortgage in an unknown town? Some safety issues not only depend on worrying about unknown perpetrators, but also about your own behavior and personal safety alarm clock. No one, in any city, should walk the streets alone at night and hope to arrive home safely. Neither should you invite strangers you meet on campus into your home before knowing him or her very well.

If you're more serious about your education than trying to save a few dollars, I recommend living in a dorm (or other controlled environment) for the first 2 years (if possible) before deciding to purchase. At least in such an environment, you (and your roommate) can see first hand the lifestyle of your potential neighborhood. Heck, rent a room from seniors if necessary, to get a feel for the community.

In all honesty, most Realtors forget about your goals after the title has been transferred. So, please, think about these things as you read other answers to your thoughtful question.

Most every listing is "As Is". This doesn't mean that there is anything terribly wrong with the property and you have the right to inspection before proceeding with the purchase. Also, the State of Louisiana mandates all sellers to provide potential buyers with a Property Condition Disclosure. This will state all known defects to the property.

My opinion, after viewing the list price and the property description, is that you probably wouldn't have anything to worry about. I would still highly recommend an inspection after you secure a contract on the property, however. It's better to be safe than sorry!

The rental market here in Monroe area is very tight. I spent all day Friday with a customer relocating here from the Midwest, and he wants a house to rent, too. We drove around & around all over Monroe neigrhoods looking for signs with phone numbers, and he also called the few rentals advertised in the newspaper. Owners here know they don't have to advertise, so they don't! They stick a sign in the yard and know the house will rent quickly. Unfortunately, it is difficult to find a rental when you are in another city.
