I used to live next to a reservoir similar to this, and it really didn't cause a lot of pollution nor noise. There was a mild humming sound that it would make though. We got really used to that after a couple of weeks. It really depends on your personal preference though. http://www.aquateck.com ... more

Much depends on how your purchase agreement was worded. Usually there are contingencies that allow the buyer a way out. These can include having the ability to get the loan or if after getting a home inspection the buyer finds out there are problems with the house. Talk to your real estate agent to see which would apply to you. ... more

The best way to position yourself properly is to talk with a Realtor that has experience in multi family properties as a landlord so they can share their knowledge so you start off in the right direction. They also can go out to find you the right property that fits your needs before it goes on the market. ... more

What Christine below stated is accurate...however in New York realtors do not assist in the sale of just a mobile home unless it is accompanied with
Land....a mobile home only is known as chattel....also, I strong recommend that you hire an attorney....it is not a. Unreasonable fee which could save you a lot of money in the future...I am sure the realtor can recommend one. Good luck and hope you enjoy your new home very soon. ... more

Hi Drew; After a USDA loan is cleared to close by the lender's underwriter, it must be sent to USDA for them to approve it. This takes from 2-5 days. That is the only additional time this loan requires. "Standard turnaround time" is a loaded statement for any loan. Time to get executed contract, strength of loan, title issues, etc... all affect the elngth of the loan process.

The Hudson Valley is a great place, and you have to decide for yourself what area works best for you.
If you are a commuter, you will want to be near public transportation, or within minutes to major routes. Also, the lifestyle you desire, whether its skiing, boating, fishing, or just enjoying the
country life. You may want to search out the schools, shopping, and restaurants in the area. Here in
Orange County, there's something for everyone.

Your income is great Your score is very good. If Your income to debt ratio is fine then You will be granted a mortgage. The VA does NOT discriminate against locations or towns. They do have a tough criteria when it comes to a home. No peeling paint etc. The VA will allow mortgages in our area to about $417,000.00. If that is enough of a home , then You have it made. At that price, You can get a new 3 bedroom Home or possibly a 4 bedroom... Let me know if You need more help. I have a home in Monroe, NY...Dominic ... more

Hi, I like to help my clients make an eductaed offer based on the recent sales data. If you don't educate yourself and make a blind offer it can really taint the negotiation. If you make an educated offer you can back it up with the research you have done, otherwise it's obvious you took a shot in the dark.
