The HOA fees tend to stay at a stable rate, the more homes in the community the lower the fees are. Holiday City in Ocean County has nearly 10,000 homes, the association fees are only $12 a month. ... more

Dear Bebe1222,
Adult communities require that you be over 55 to reside there. In addition, many adult communities limit the amount of time and/or under 55 visiters that stay for extended periods of time. Some communities will not allow anyone under 19 or 25 to stay in that community at all. ... more

In August there were two (2) ranches with basements listed for sale at the Greenbriar (see below). Today there's only one (1) available: it's the "Manchester" model with 2 bedrooms, 3 bathrooms, a finished basement, and a 2-car garage. It's listed for $345,900. When would you like to take a look?

Rosemary,
These are both great communities for today's active adults. Each one has so much to offer. The homes are spacious and inexpensive, the grounds are well kept, clubhouse, golf and amenities galore. If you haven't been out to see either of these communities, I would highly suggest a tour.
Feel free to contact me if you would like a knowledgable guide.

Hi Audrie,

The Rossmoor Community has 18 Mutual’s each Mutual is a separate corporation with its own set of by-laws, rules, etc. So, with that being said.... Most of the Mutual’s have a restriction of one dog and 2 cats; however I would need to know an address to give you an exact answer to your questions.

I know these developments very well and I am sure I can help you find the perfect new home!

Call or email and I can see what is available and we can find out and discuss the pet restrictions/ options in each area!

Our office is very active in Rossmoor. There aren't any association issues that I am aware of. However, prices in Active Adult Communities have taken a tremendous slide, partially from overbuilding in NJ. Since active adult communities generate a tremendous amount of tax revenues for communities without the burden on public schools, many communities were authorizing their construction. However, with the downturn of the market, as well as other factors, there was an overabundance of these homes, while demand dropped significantly.

Fortunately, if you're thinking about purchasing one of these homes, it's a fantastic opportunity to pick up a great deal.

Hi Kiran, please take a look. You will also find more on the actual home itself. Monroe is a Princeton like or West Windsor like town of NJ. There is usually nothing bad to say.
