Start by thinking of credit as a muscle. Use it regularly, exercise it, but don't over use or abuse it. Pay your bills on time or early. Keep your credit balances low, 1/3 or less than the limit if you can't pay them off completely. Dispute any errors on your credit reports in writing with each agency that reports them, TransUnion, Equifax, & Experian. Don't apply for any new credit too close to when you want to apply for your mortgage.
I'd actually encourage you to start researching who you want to use for your loan early. Some lenders assist with credit repair and may identify other steps that would be more helpful for you. Best of luck with your purchase.
Down payment is very important in most cases. 3% down may allow you to start the process, but anything less than 20% will cause you to need Private Mortgage Insurance. This insures your loan against you defaulting and is an expense to avoid if you can.
