There's really no benefit to an assumable mortgage since you still have to qualify for the loan. In most cases, you have to pay the seller for their equity in the property and quite often this amount is much higher than a 3.5% down payment for a new FHA loan. The only benefit is that you save some money in closing costs. Non-qualifying mortgages are nearly non-existent.
