Depends on many factors...and when someone says it depends on many factors, that is a clue that you should reconsider your choices. Are you looking at the east or west side of main street?
West side is rough...possibly a better choice on the east side. Better option is to look for something on the west side from 3rd avenue north to Locust drive, or the east side from 3rd ave...
Good luck. Tom Hinz

Lincroft answered:
Be careful about realtors manipulating numbers on these real estate sites. Check the square footage of neighboring homes and if a home seems unusually high, chances are they are trying to sell and inflating the numbers. In Lincroft, make sure you check the zip code 07738 (lincroft) and 07748 (Middletown) as dishonest sellers try to hide old "zestimates" by creating a profile of the same house on 07748 but with wildly different (inflated value). Many dishonest folks out there as well as house flippers trying to make a quick buck at your expense. ... more

This is an adult community, so it would not allow school aged children to reside there. Additionally, it is not in the Aldrich school zone. Contact a local realtor in that area. They can be very creative and make phone calls to see if any of the inventory would be willing to rent with an option. Good Luck!

Depends on the Complex. Every association/community is a bit different in terms of what they cover. Typically however, it covers outside maintenance such as snow removal, grass cutting, watering of grass, upkeep of playgrounds/community parks, and community amenities such as pools, tennis courts, etc. (if there are any)

In my area, townhomes, quad homes, twin homes, condos, and single family homes are not listed (coded) the same way in primary MLS systems. When the information streams to third party websites the general public receives only partial information.

It is important to use complete, like-kind, and accurate data when evaluating property values. an experienced agent can do this for you in minimum time. Thanks for the post and good luck to you!

Hi Debbie
There haven't been any recent sales on Brainard over the past few months. Of the homes on the market there right now there is quite a broad range in prices on that street. Some are priced lower than those in move in condition and are being sold as is because they were affected by Sandy. If there is a particular home you are interested in or you need a market analysis on your home feel free to contact me.

Hi Richard,
There were 6 closed sales in 2013 of 2 Br townhomes in Tracey Village. The average sales price was in the $260's with the highest closed price of an end unit at $275,000 . Homes that are end units or that back to woods are typically valued more. Your current market value will depend on the condition, upgrades, location of your home, and of course the competition. If you would like an accurate market analysis of your home for 2014 please feel free to contact me.

I wouldnt move there If I were you, I lived there for 8 yrs & just moved last year. The place is a dump, alot of undesirables & alot of section 8. The school system is HORRENDOUS, do your homewrork especially if you have kids. Research the schools in the town & trust me youll think twice, everything you hear & read about Keansburg online is completely true. People & RE agents will NEVER be honest about Keansburg cause they wanna make their commission, or cause they live there & are in complete denial about their town. Trust me I am blatantly honest & dont care who likes it, I have 4 kids & was there 8 yrs.................its a sh*thole!!! Horrible schools, alot of drugs, people with mental issues & alot of individuals fresh outta jail. Do yourself a favor & look elsewhere.............. ... more
