The best source of finding a great manager is always from a referral from someone who is using their services. However, in the absence of this , you should go online and find out how many years they have been in the business, check references from clients, even check with the BBB on past issues and the state board of Realtors on past grieviences ( if any).
Yes, most management firms charge a fee and yes, you may be able to do this management on your own without paying a fee. However a great management company will get you more rentals ( effectively paying their own fee), keep you with more occupancy, have the knowledge to prevent cancellations, handle problems with a great level of customer service, etc. If buying a home at Smith Mountain Lake, you may want to consider the purchase through a management company who can also help guid you through the process and help you to find a great rental property.
